Custom Data Management System

Cochran Land Service utilizes a custom database that was designed specifically for land management.  All of a project's records are maintained in the database and linked together, allowing reports by tract, owner, unit, project, status, etc.  This cuts down on duplicate data-entry, lost records, and multiple spreadsheets containing the same information, allowing for more efficient project management and reporting.  And the data can be integrated into custom project maps by our mapping department. 

Oil and Gas Leasing

Much of what we do here at Cochran Land Service is negotiating Oil and Gas Leases for our clients with mineral owners, and we understand those agreements need to be good for both parties.  Our staff is experienced in the process and will do what it takes to get results for our clients and money into the mineral owners’ hands as quickly as possible.

Title Examination, Curative and Due Diligence

We understand that much of what makes a land project turn out well for our clients begins at the courthouse.  So we take great care in our title research and the follow up of well preparation.  Our title landmen work closely with the leasing landmen to make sure title curative gets handled during the leasing process so the project is ready to go when that call gets made.     

Surface Agreements

After the records are run and the leases bought, it is time to work with surface owners to negotiate well surface damage and right-of-way agreements.  

Seismic Permitting

Our crew has a great deal of experience in mineral and surface permitting for seismic projects, as well as the fieldwork involved during the acquisition of the data by the seismic contractor.  We understand the Oklahoma Seismic Act and know how to explain the difficult and often contentious seismic process to landowners in a way that avoids conflicts and minimizes damages. 

Wind

The Cochran Land staff has experience negotiating wind lease agreements and performing mineral due diligence for wind projects.
